Interactive Florida seller estimate

Build a transparent net-proceeds scenario.

Sale and Florida deed-tax inputs
Payoffs and negotiated transaction costs

Improve the estimate

Replace guesses with property-specific documents.

The calculator is most useful as a comparison worksheet. It cannot discover a payoff, lien, assessment, contract allocation, tax consequence, or negotiated obligation that has not been entered.

01

Current lender payoff statements

A principal balance is not the same as a payoff through the expected closing date. Include every mortgage, HELOC, and other secured debt.

02

The proposed contract or offer

Use its price, credits, compensation, title allocation, closing date, possession terms, and other negotiated seller obligations.

03

Title and property records

Open permits, liens, judgments, ownership issues, municipal searches, and recording requirements can change the final settlement figures.

04

Condo or HOA information

Include account balances, approved assessments, estoppel charges, transfer requirements, and other property-specific association items.

Calculation method

The formula is simple; the inputs are property-specific.

Estimated net proceeds equal the expected sale price minus the entered payoffs, compensation, transaction costs, deed documentary stamp tax, credits, prorations, association items, repairs, moving costs, and other deductions. The tool rounds the deed-tax calculation up to the next $100 of entered taxable consideration, consistent with the published Florida rate structure.

Official sources

Verify the tax treatment and final settlement figures.

Reviewed October 31, 2026. The Florida Department of Revenue publishes the statewide and Miami-Dade deed documentary stamp tax rules. The contract, closing professional, title records, association documents, taxing authorities, and final settlement statement control the actual transaction.

This calculator provides a planning estimate, not a quote, settlement statement, appraisal, tax return, or legal, title, accounting, or financial opinion. Documentary stamp tax depends on taxable consideration, exemptions, property type, location, and transaction structure. Actual net proceeds depend on the signed contract, payoff statements, title and association records, prorations, final invoices, closing arrangement, and applicable law. Verify every figure with the closing professional and appropriate advisers.
